Why Agent Scripts Are Bull POO !
What I am going to show you is so much more effective.
Every day I get a different script from 3 different high profile “expert guru’s” in our industry. You probably do too.
There are 2 BIG PROBLEMS WITH SCRIPTS
First- You should never ever be speaking to people in a robotic fashion. Be yourself…
Those that like the authentic you will be attracted to you more. Those who don’t like you or you don’t gel with won’t give you business anyway… so what.
There are a MILLION realtors in America- find 20-30 that will give you their business and you are all set with a great career!
Second and maybe MORE IMPORTANT-
Let’s see if this sounds familiar.
You make a list of agents you want to target and do business with them. You call them and introduce yourself and see if they want to grab coffee and get on a zoom
( THEY DON”T UNLESS THEY AREN”T DOING ANY BUSINESS )
You continue to call- You finally get a weak agent to agree to speak with you. Then you go thru the scripts and tell them about how great you are - your company is- how much you care about their clients etc etc.
They hear BLAH BLAH and can’t wait to get you off the phone. Maybe they even propose that you pay for their marketing or zillow leads and they can see how it goes.
Let’s break this down to a very simple concept — ok?
Are you chasing them? or Are they chasing you?
IT MATTERS…. ALOT
There are ways - to get agents chasing you … literally- by showing what I call Results In Advance… Meaning you show them what you are all about and they actually call you.
Doubt that? Let me prove it to you….

One way has to do with the deals you are already have in progress.
Another tactic is all about getting introductions and endrosments from a particular group of influential professionals.
Here’s a another way - and this just happened to me yesterday…
I taught a particular class to agents… there were 38 in the audience….
I did not work with or know any of them before walking in.
BTW- Did I mention that it cost me ZERO to do this unless you count 38 copies…
As I ended my class I had 11 agents hand me their cards and ask me to get in touch with them.. I will do that next week.
Yes- I am busy- and I need them to understand that I am busy as well… and not appear to be “chasing”
But then I came in this morning to this email.. there will likely be more.
I looked her up- and she is a top 100 Coldwell Banker agent and we are “zooming” Tuesday but she has already told me she has some buyers she needs qualified this weekend..
CHECK THAT OUT- NO CHASING- NO SCRIPTS- JUST RESULTS IN ADVANCE
She’s asking me if I want to work with her….
