MY ANSWER IS... NO ABSOLUTELY NOT-
Which way do you hold your cards when you play poker?
One of the most important things you can do to close more loans is separate yourself from your competition and build trust
I do that BY NOT GIVING a Pre-Approval letter to my borrowers after qualifying them and explaining how it actually hurts their negotiations-
That they and their agent can contact me directly 7 days a week and we will happily customize the letter for them
For example- If they are approved for 300,000 and find a home and want to offer 280,000 -- having a letter that says you are approved for 300,000 actually hurts them
The seller ONLY NEEDS to know that you are approved for the amount of the offer -- so keep you cards close...

As I mentioned – I will customize the pre approval letter to the home you are putting an offer in on and the price you are offering- this gives you the best possible negotiating position … the seller does NOT need to know how much you actually qualify for- just that you are qualified for the offer you are presenting
