You know the book Men are From Mars and Women Are From Venus right?
It’s very much the way we are in our industry…
We just can’t seem to figure out agents- loan officer relationships..
I hear
They aren’t loyal
I don’t want to beg anymore
They aren’t doing any business
They are nasty and arrogant
They take us for granted
I had one loan officer tell me they would rather have a root canal WITHOUT anesthesia
LET ME WARN YOU HERE !!! I AM SEEING TONS OF “GURUS” trying to book a call with you … get you into a high priced coaching program— sell you expensive social media packages and even make appointments for you ..!!!
Have you ever done one of those” discovery or strategy” calls just to be sold on some high priced program… YUP -that’s the deal— get you on the phone so you can be sold but call it a strategy call because who in their right mind gets on a call to be sold.
I am NOT A BIG FAN of these strategies so let me just give you the FORMULA- EXPLAIN IT- and offer you 2 opportunites…I — A-C- T
The reason most loan officers — including myself have failed with agents is that we don’t truly understand this formula… I truly hated originating because I was constantly under stress- and constantly begging and kissing ass.. and not really making enough money to justify it..
It all starts with I
IDENTIFY-
You must identify the right agents to partner with in the first place
I like the mid level agent-that closes 5-10 transactions a year
and you also need to understand that you MUST GO DEEP instead of broad
I recently had a loan officer I was consulting with tell me he had 1100 agents in his database but wasn’t closing more than 1 -2 loans a month..
Having people in your database that you market to — is like toilet paper you can wipe your butt with…
YOU NEED RELATIONSHIPS WITH THE RIGHT AGENTS… and you really don’t need that many

20 agents who do 4 deals -
THAT’S 240,000 a year in income building and maintaing 20 relationships with mid level agents
NOW THAT WE IDENTIFIED THEM— NOW WHAT???
You have been told to call them and ask for coffee or lunch using a script
Or use certain social media tactics to get in front of them
Or leave them ringless voicemails
Or visit open houses on the weekends and builder sites
OR… You name it!!!

So you picked the right agents
You attracted them in a group not ONE at a time..
Now you need to show them that you are a partner and invested in helping them sell more homes.
There are a number of ways I do this but the top strategy is doing a homebuyer workshop where we share the leads and I have a reason to communicate with them weekly with new leads!!!

There is a specific formula I have found after doing hundreds of them that
attracts buyers- gets them to show up and schedule a consultatoin
But the best part is we do it live once and I set it up to play each and every week and “FEEL” like its live so I can still enjoy my weekends and evenings.
NOW COMES T — which is to transform them into a long term relationship and referral source- and a friend.. the friend part is pretty important!!!
it’s not a transaction anymore!! and there are many tools and strategies for keeping the realtionship fresh and building on it
