You have heard the expression - out of sight and out of mind right?
We all make the mistake of relying too heavily on just emails. Emails have a tough job.
They have to get thru the filters just to be delivered and then they have to get opened and read…
SO I USE MULTIPLE WAYS OF COMMUNICATING WITH AGENTS
Every Friday I text them and wish them a good weekend and let them know I will be around if they need me and info on any special programs /products /news
I will mail them a monthly newsletter- yes - real mail
On Tuesdays I call them- and /or I will send them a video email.
I use a special service that takes ZERO tech ability - and lets me know if they opened it or not..
That part is important- so you can track what’s happening or not happening

But I also might give them an update on a buyer I qualified for them … .or ask how that person’s house hunting is going..
IMPORTANT—- I know life gets in the way for many of us—-and we can’t find the time— SO I ACTUALLY SCHEDULE THIS EVERY TUESDAY FROM 9-10 AM
Yes- I know the GURU’s are telling you to call on Monday- but I have found that Tuesday is the actually the best day to do this..
They are a bit calmer and much more receptive…
ANOTHER BIG IDEA— PARTNERS HELP EACH OTHER RIGHT?
Well we all know agents are pretty bad at follow up — SO I follow up for them -
I actually have a process that is followed much like an assembly line from the time I speak to a buyer to the time they close- sometimes this can be 30 days or sometimes 4 years..
Do you do that ????
Nothing beats contacting an agent and telling them about a buyer is ready who they forgot about months or even years ago…
TO do that effectively you MUST HAVE a system- and you must carefully choose which agents to work with and which to avoid..
