We are coming off what was a challenging year and I have found there are 2 types of people in the world..
The people who throw in the towel when things get tough- not judging just observing
The people who take advantage of this time to REBUILD STRONGER..
During 2023 I tried to devise a way to overcome a few obstacles.
Obstacle # 1 - finding enough in my budget to generate leads
not zillow or realtor.com or any of those places but actual buyers who would raise their hands and were ready to actually buy.Obstacle # 2- Convince them that I was their OBVIOUS CHOICE to be their loan officer BEFORE I ever had a chance to speak with them..
Convert them into leads I could give my agents who were also starving and being bombarded with solicitations from every other loan officer.
It all starts with questions…
How can I get PAID to generate good leads instead of paying for them..
How can I avoid time wasters and only talk to real buyers who want to actually buy
How can I convert them from being someone who raised their hand to an actual closed deal..
How can I show them I am their obvious choice and that it doesn’t become about rates and points
AND
How can I have this system working for me CONSISTENTLYSo I started testing and tweaking and thinking..
What would catch their attention— A contrast like I just gave you ..
We are used to paying for leads- whether buying them or doing other costly marketing initiatives to generate them..
But what If we GOT PAID to generate leads?
For a buyer they are looking at a mortgage as an expense..
BUT WHAT IF THEIR HOME COULD ACTUALLY PAY THEM AND BUYING A HOME AND GETTING A MORTGAGE could provide additional income
What if they could have their mortgage payment COVERED IN FULL each month…
So here’s what I have been doing and testing .. successfully
I wrote a book called the REAL Estate Loophole
I targeted buyers online with ads
they bought the book- so that means they raised their hand to say they are potential buyers..
Once they bought the book they are offered a workshop-
On this workshop ) they pay for the workshop( I am able to show my expertise and get them to know like and trust me..
The workshop ends with them being offered a Complimentary One On One Consultation( which is a prequal)
ITS BEEN WORKING REALLY WELL!!!
But you can do this on many topics
Credit CHallenged Buyers
Investors
Self Employed Buyers
Asset Buyers
Reverse
The book is really inexpensive and covers most of the add costs and the upsells to the workshop is all profit as are a few other offers to them…

I showed this to some of my coaching students just like I just showed you and they said they wanted to know more… there are obviously a few tweaks and ins and outs to this that I have tested and gotten to finally work..
It’s a pretty cool framework I will be continuing to fine tune all of 2024..
