When I speak to buyers and pre-approve them I always tell them I am not going to provide them with a pre-approval letter just yet although they are pre-approved.
”Since I am not a lazy or stupid originator I am not going to provide you with an approval yet.
So let me explain- If you go to your bank- CU or some on line lender that rhymes with Pocket- they will give you an instant pre-approval for the maximum amount you qualify for… which will hurt you when you put in an offer..
Let me give you an example- You are approved for 300,000 but you find a home for 290,000 and your agent suggests you come in at 285000 -
Having a letter saying you are pre-approved for 300 will actually hurt you !
So when you are ready and find a home I will be happy to run numbers for you and also provide a pre-approval for the exact amount of your offer.
The seller will want to know you are pre-approved - but they only need to know you are approved for the amount of the offer— no need to tell them how much you are actually approved for!
