Let me tell you what happened to me just last week.. An agent referred a buyer to me
that is a federal employee in a security sensitive job. She is not allowed to bring her phone in to the facility she works in at all EVER…
So we spoke around 6pm.
She asked me a lot of questions and we discussed some financing options and then she told me she was also considering her credit union and wondered how our rates compared?
GREAT QUESTION
I said Let’s call them now and see…
”BUT THEY ARE CLOSED!” she said.
So I asked her if she was willing to take off work to speak with them

What would she do when she is out looking at homes and needs a pre-approval lettter or just wonders what the payments would be?
I also explained how they would give her a pre-approval letter with the highest amount she qualified for - but that would hurt her negotiations because the seller would now know her max0
Instead I would customize the letter for that home and that offer price… even at night or on the weekend.
THAT WAS EASY— RIGHT? I MADE MY VALUE OBVIOUS AND YOU SHOULD TOO INSTEAD OF ASS-U-ME that they understand and that its obvious to them.
But it took me many years - probably a decade or more of intense study as to WHY buyers choose one option over another..
Forget about scripts and other #()#$U_)(Q#*i — THIS IS PERSUASION !!!
No Script will work
No amount of cold calls
No amount of ads or other tactics will work until you understand basic persuasion
But when you do — you literally can get whatever you want - whenever you want it- and have everyone feel good about.
