How to Make 2024 A Great Year ..
2024 is almost here just a few weeks away and while this has been a slower year than most - this is the time most of us slow down even more.
That is a mistake! Now is the time to accelerate - because what you do or don’t do today will impact your income in the first quarter of 2024
For many of us knowing WHAT to do is an issue…
For others- We may know what to do but don’t do it.
Yet others seem to be doing way too much of the wrong the things…
SO LET’S GET DOWN TO BASICS- This is exactly what many sports teams do when things are not going well.
1. WHAT IS YOUR INCOME GOAL FOR 2024
2. WHAT IS YOUR AVERAGE LOAN SIZE
3. HOW MUCH DO YOU EARN PER LOAN
4. HOW MANY STRATEGIES DO YOU HAVE FOR GENERATING THESE LOANS AND HOW DEPENDABLE ARE THEY
5.HOW MANY AGENT PARTNERS (KEY WORD PARTNER) DO YOU HAVE THAT CONSISTENTLY PROVIDE YOU WITH DEALS
6. HOW MANY HOURS DO YOU WANT TO WORK…. be realistic..
7. WHAT DO YOU EARN PER HOUR— and you need to know this..!!!
YOU MUST KNOW THESE NUMBERS —- !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

1. Realtor workshops with title companies as partners and at the actual Board where I connected with over 174 new agents I did not know before

I conducted workshops for consumers - with and without agent partners and they are still running today on autopilot generating new deals for me and my agents.
This is a POWERFUL way to bring value to your agents and a great lead in to start a new relationship since you are bringing them immediate value..
many of you have invested and are succeeding with this program and I always appreciate hearing your succes stories..

Buyers who are referred to you by people they trust are much less likely to shop and are more loyal to you ..
Ask for referrals- and go back into many of the member only posts here in the underground where I lay out multiple ways to generate these referrals.AGENTS-
Like them or hate them - they still control 90% of all the real estate transactions.
But you don’t need that many of them and there are some you should try to attract and others to stay far away from.. they are time suckers and extornists !
Here’s a simple way to look at it
You want to earn 100,000 your average commission is 5000 so you need 20 loans a year YIKES… I hope you do way more than that ..
If you have 5 agents that do 4 sales a year- you have 20 deals..YES it’s great to attract buyers yourself- and I do that with my workshops and PR
but don’t listen to the idiots who tell you to avoid agents.. IT’S A MISTAKE!!!
You just have to find the right ones and understand that there is a CODE and STRATEGY you must crack to build a relationship of trust and mutual respect with them..I covered this entire topic over 2 sessions and it was a huge success with loan officers sending me thank you’s and success stories every week. There will be homes being built - bought and sold in 2024 regardless of rates
There will be * and already is * less mortgage companies and realtors which means less competition-
YOU WILL HAVE OPPORTUNITIES THIS COMING YEAR YOU HAVEN’T HAD IN THE PAST - so make sure you are ready to take advantage of them.
Let me just end with a quick story that just happened to me…
There is an agent in Baltimore who is a VERY HIGH PRODUCER.
She’s been in the business about 10 years and I have always tried to build a partnership with her…. WITH ZERO SUCCESS!!!
She has had a very strong relationship with one of my competitors who is also a great loan officer.. and actually a friend of mine. But hey- all’s fair in war and the mortgage business.
I have been the lender on many of her listings and always had a cordial relationship with her but never anything more— until last week.
During all this time I sent her my newsletters and often proposed doing workshops together / broker opens/ guest on my podcast etc..
She called me and asked me to pre qualify one of her buyers..
HUH?
Well it turns out her current lender - my friend- is no longer with the company he had been with for last 7 years— they have closed!!! and he has not yet decided if he wants to continue on in this business ( pretty common right now unfortunately)
You just never know so

NO SIMPLY MEANS I HAVEN’T CONVINCED YOU YET

NEVER STOP COMMUNICATING
