We have been talking about what to do when trying to Crack The Agent Code but let me share 3 of the big MISTAKES to avoid.. this is all based on my 38 years of originating loans and trust me- I have made all of these mistakes myself..
1. You need to always be adding new realtors to your database- the bigger your database of agents the better your closings….
let’s do some math first-
you want to earn 200k
Your average commission is 4000
You need to close 50 loans—- 4 a month—- you need 12 agents that can give you ONE LOAN a quarter—
12 x4 =48 loans =200,000
THE MISTAKE HERE is going WIDE— not deep
You need to go deep by selecting 12 agents that do at least 4 buyer transactions a year
You need to become their partner and make them loyal to ONLY you
re-read this please— you need 12 partners !!!! with a history of closing 4 buyer loans a year
Names on an email list DON”T GIVE YOU LOANS— people do— people who trust you and have a relationship with you and also see you as their go to lender and partner!!
YOU NEED TO GIVE AGENTS DEALS OR PAY FOR THEIR MARKETING OR DO SOMETHING TO BEG THEM FOR BUSINESS!!!
Agents ONLY WANT TO SELL HOMES!!!
they don’t want coffee- food -ads - paying for their leads — flyers-
WHAT CAN YOU DO TO HELP THEM SELL MORE HOMES
it can be unique programs you offer
It can be workshops you do with them that generates new buyers each week
