Call agents every Monday with a script provided by the “guru”
Schedule Zoom calls with influencers ( accountants -attorneys- agents -builders)
Offer to pay for their Zillow leads
Make yourself available 24/7/365
Visit Open Houses and Sponsor Broker Opens
Send a nice newsletter
Offer a pizza or other food item to buyers at closing
Blast email agents market updates
Offer to pay a fee to be the in-house originator
Create ads of FB and Google
Connect with potential referral sources on Linked IN
Do open house spread sheets for agents
Mail to apartment complexes
Take out ads in publications
Sponsor agent Happy Hours
Visit Builder sites
I am sure there are probably dozens I have not mentioned here —
and please keep in mind that I am not saying they don’t work.. and in fact I do many of them myself.
BUT- YOU MUST FIRST THINK ABOUT WHAT YOU WANT AND DON’T WANT.
If you are like me you hate not being able to consistently predict the amount you will earn each month.
You hate begging for business and having your income be at the mercy of others.
You hate having to be available 24/7/365
Did I mention you hate begging !?!
You hate chasing agents and finding them not to be loyal even when you have done a great job.
You hate WASTING money on tactics you try that just don’t work.
STOP GOING FROM TACTIC TO TACTIC- AND START FOCUSING ON STRATEGY!!!
Start by asking what your dream situation in this business is..
For me as an example
I want a diversified business coming from multiple sources consistently
I want business chasing me because I am an expert in a niche (s)
I want to close 15-20 deals each and every month regardless of rates or economy
I want to be able to have fixed hours- that clients and agents respect and never have a fear of losing a deal if I don’t respond in 10 seconds.
THIS REQUIRES SOME DEEP THOUGHT AND STRATEGY —
You have to evaluate everything you do based on your new found strategy and filter out the tactics that don’t fit your strategy
AS AN EXAMPLE-
This month for paid Top Originator Underground Subscribers I revealed a way to make a connection with an influencer in your local market- use that to get massive exposure for yourself and build instant credibility.
Pretty cool huh?
Let me give you another one:
Instead of contacting 20 lawyers and using a script to convince them that you are a potential partner or referral source- why not teach a class to them for continuing credit hours and provide what I call “Credibility in advance”
You teach the class-
They see you as an OBVIOUS EXPERT
They contact you to set up a time to meet ( see how that fits my strategy above)
and it cost ZERO TO implement..
STEP 1- Create your strategy
STEP 2- look at everything you are doing now and see if it fits or goes against your strategy
STEP 3- Continue to add tactics that fit your strategy so you can expand and grow
