This strategy is a very powerful one, but I have to warn you that it does take a marketing budget of approximately 500 plus dollars a month. For it to work properly, you must be consistently mailing to the same complexes every month.
Start by choosing complexes that rent for approximately what your current average loan amount is in your city. In my city the average home is 250,000 so I am mailing to complexes that rent for approximately 1500 a month.
Once you have this figure you need to enter the addresses into a database. Don’t worry who lives in each unit because you will be addressing them to Dear Future Homeowner.
The next step is for you to create a series of postcards that you will mail to them. Each postcard should be tied into a holiday or theme like the ones below.
Valentines Day- You will Love Your New Home
Independence Day- Declare Independence From Your Landlord
Labor Day- Tired of Working Hard Just To Pay Your Landlord Tired Of Making Your Landlord Richer?
Renting Because You Think You Need Perfect Credit?
Renting Because You Think You Need a Large Down payment?
Renting Because You Think You Can’t Afford A Mortgage Payment?
These postcards will send the buyers on -line to get a FREE REPORT like the one I offer called Renter Secrets. See the hard truth is that most buyers are just looking for information and are afraid of calling you.
After all, our industry doesn’t exactly have the best reputation right? They opt -in for the FREE REPORT which is basically the entire conversation you would be having with them on the phone. It covers the process, programs and testimonials about you. It instructs them to call you to become pre -qualified.
Now they will either will call you or they won’t. If they don’t call you there are follow up e-mails that are preprogrammed to go out to them automatically for the next 12 months. It is recommended that you consistently mail 500- 1000 postcards each month to the same group or apartments.
You should be able to get a postcard printed and in the mail for less than 70 cents. That means mailing to 500 people monthly will cost you about 350.00 but remember one loan could mean an additional 2500.00 to you and of course a relationship with the agent you refer the lead to.
The key to success with this mailing is making sure you mail to the same group consistently. What I have shared with you above is a simplified version of the process of converting renters into new loans
THE BEAUTY OF THIS STRATEGY IS THAT YOU GET BUYERS ALREADY SOLD ON USING JUST YOU BEFORE YOU EVEN SPEAK WITH THEM AND YOUR AGENTS WILL SEE YOU AS A PARTNER TRYING TO HELP THEM WITH THEIR BUSINESS !

It’s important that it seem to be live since people feel if they don’t attend they will miss something.. if they know its recorded they just feel like they can “get to it” later but usually they never do
