I wanted to share with you today my history as a loan officer for 37 years and the lessons learned.
But maybe more importantly give you the last opportunity to actually copy what worked so you can avoid all of the frustrations I had.
This is going to be a long one - but I promise it will be filled with some great takeaway “nuggets” and lessons.

MY BEGINNINGS
I started out as a loan officer after being a real -estate agents for 1 year and doing pretty well ( 1 million sold in 8 months- average sale 70k in 1985) despite rates at 17.5%
There are actually a few lessons right here so lets stop…
First- I was so young and dumb that I Did not buy into the fact that the market was bad due to rates- and other economic issues… * not too different from today**
So I just went out and start selling homes…
LESSON- put your blinders on — stop listening and just go out and do loans - make relationships and work !
There will always be people buying and selling homes PERIOD—!!! Get YOUR share of that business! Yesterday I closed a loan that was a spousal buyout referred to me by a financial planner who specializes in divorces.
When I started my manager literally threw a book at me and told me good luck
The book had the underwrting guidelines and our programs in it..
REMEMBER- no computers -or even cell phones back then.
So I did what I thought was natural-
I went back to all the agents I had worked with in my office and did transactions with as buyer or seller agent and I expected them to give me business.
REALITY— They did NOT give me anything….
WHY?
They knew I had no idea what I was doing and was a brand new loan officer…
It was only when I went to a different area where no none knew me that I started seeing progress - small but steady.
BIG LESSON!!!
Agents need to know - like and trust you first
THEN— you need to understand - and let them know this…
They are trusting you with THEIR REPUTATION and COMMISSION CHECK!!!
SO I went in to a number of offices and builders and dropped off rate sheets- daily- and often brought in donuts and other food..
I actually did do some business just by sheer determination!
BUT HERE IS REALITY!
I would speak to anyone who would listen and I thought i needed 100 agents to do well…
I hated that they shopped me- used me at all hours -7 days a week- and were NOT loyal to me… Some were nasty - others very nice-
I tended to go more for the nicer ones- naturally- but they were usually the ones who didn;t do much business and had plenty of time to spend me!
YOu don’t need a ton of agents to make a very decent income in the six figures
There is even a formula to use—-
10 agents - that each do 4 sales a year that is 40 loans
If you earn 3000 per loan that is 120,000 INCOME for you …
Get 20 and you make 240000
LESSON!
THIS IS A RELATIONSHIP BUSINESS NOT A TRANSACTIONAL BUSINESS..
MISTAKE- I thought agents wanted me to be available 24/7 with every program and the best rates- who could do impossible deals!
I was so burnt out and frustrated and not a great person to be around. My wife called me a mortgage 7-11 and I missed so much of my kids early childhold and milestones.
LESSON- Yes you need to be available- but not 24/7 and you need to be respected not treated like a disposable razor-!
But you also have to understand - that is NOT REALLY WHAT AGENTS WANT-
They are in business to sell homes—
WHAT CAN YOU DO TO HELP THEM SELL MORE HOMES!!!!!
They will put up with bad service - high rates and lots of other issues if you can help them sell more homes.
I am sure you see in your market Bad loan officers — who are actually doing really well!!!
MAYBE THE BIGGEST MISTAKE OF ALL — VERY VERY SUBTLE BUT VERY IMPORTANT !!!
I was a “MASTER CHASER”
But the reality is that chasing agents and bribing them isn’t a great long term strategy
It honestly took me years - maybe a decade to figure this out..
YOU WANT THEM TO INSTANTLY SEE YOU AS THE EXPERT… and solution and partner…
ONCE I LEARNED TO ATTRACT THEM INSTEAD OF CHASE THEM AND ACTUALLY INTERVIEW THEM TO SEE IF WE WERE A FIT - MY BUSINESS EXPLODED—
