Yesterday I made a mistake!
An agent I have been trying to get business from finally sent me a buyer to qualfiy.
This buyer has low credit scores- no money - and a chapter 13 Bankruptcy she is still in the process of paying..
Not a great lead- but a great opportunity !
I sent her an email letting her know I spoke with the buyer-
That I told her to get a letter from the courts that its ok to buy a home and provide us with that and a 12 month payment history from the BK
I also told her to pay down her credit cards and went thru each of them with her- and the amounts she needed to pay down..
AND THAT I WOULD FOLLOW UP
That’s important- I didn’t just say no- I gave her a plan- and now the ball is in her court
We will follow up with this buyer-
MY gut feeling is that this is a waste of time- but if she does do as we suggested we can actually help her — and more importantly it forces us to continually communicate with this agent and shows her that WE CARE ABOUT HER REFERRALS !!!
The mistake I made was relying on just the email- I should have called her as well- and will be calling her this morning
Don’t ASS-U-ME that sending an email is enough- ever!
People give busines to people so the more you can SPEAK to an agent the better and stronger the relationship will become
Emails have a hard job-
They have to get thru the spam filters
They have to be opened
They have to be read
ALWAYS FOLLOW UP AN EMAIL WITH A CALL !!!!
