Crazy- This Listing Agent Called Me To Have Lunch
Sometimes not chasing is actually the better approach
Sometimes the best approach is NOT to chase agents. Anytime you chase something or someone you are always a DISADVANTAGE..
Let me tell me what happened last Friday … I had lunch with a brand new agent I had never met or spoken to before and SHE ASKED ME TO LUNCH!!
Many of you know that last year I moved from Maryland to Florida and now go back and forth regularly. I have been working very hard to establish myself here in Florida where I truly don’t know anyone or have the 37 year REPUTATION I built in Maryland.
I have been doing large workshops ( one to many using my EDUSELLING TECHNIQUE I shared this in the Workshop on Workshops system ).. and I have had some success meeting ( or should I say — attracting agents) I have also joined the local board of realtors ( there are 38000 in this association — crazy)
One of these agents attended a workshop I did a few months on creative programs you can use to sell more homes. She called me after the event and asked if we could meet because one of the programs struck a nerve with her..
We met- I told her the “magic phrase” that almost forces agents to give you business and in deed- she sent me a client— actually a pretty easy 650,000 loan on a second home condo right in Delray Beach.. we are closing this coming Friday… and although self employed he did NOT need any of the creative programs that had attracted her
( BTW- re-read this paragraph- there is a lesson right in there - I’ll let you discover it)
I took the application and sent out a special email to the listing agent and also have kept her update every friday with an update. Well last week after the status update
she CALLED ME …
At first I was a bit concerned about why she was calling me but she explained that she was truly impressed with my “style” and appreciated me keeping her updated every week… without her ever needing to call me or chase me down.
She said she often can not get hold of her preferred lender and NEVER has gotten updates and professionalism from a lender on her listing.. Then she asked if we could grab lunch so she could learn a little more about our programs and products.
DOES THIS EVER HAPPEN TO YOU ? My guess it that it doesn’t and that you might be using some of the “scripts” that are being pushed out there…
This was all orchestrated by me…
Does it always happen no- but it does a lot the time and many of the agents I work with now started out with me as a listing agent.. there is a systematic of converting these agents into a loyal referral source and partner.
