A FORMULA FOR CONVERTING PROSPECTS INTO CLOSED LOANS...
These simple tactics will help you close more loans
BIG IDEA What do you do after you have prequalified a borrower that an agent has sent you ... THe first thing to do - is to call the agent on the phone-- YES THE PHONE and thank them- no script necessary!!!! I then send them an email - create a folder and put them in my follow up drip... They also get a letter thanking them for meeting with me and a brochure full of valuable information and testimonials If you are spending the time qualifying buyers and not taking these steps you are simply missing out on closed loans .. that simple G00d Morning Mike and Leslie
It was great speaking with you yesterday and I look forward to assisting you with your home purchase
Here’s a list of the items I need to issue you a pre-approval- you can scan or fax them to me We will generally issue that pre-approval when you have found a home you like and are ready to make an offer so you can have the best negotiating power: 1. 2018 and 2019 w2
2. last 2 paystubs-
3. last 2 months bank statements
4. Copy of your drivers license
5. Copy of your divorce decree and separation agreement – or child support order Of applicable Here is a sample of my email Just to recap our conversation You are well qualified for a mortgage up to 510,00o You can go conventional or FHA but we felt based on your credit scores and amount of funds you wanted to use that FHA might be the better option since they only require a 3.5% down payment You can do this as a renovation loan as well as we discussed feel free to call me with any questions !!!
I have attached a brochure I hope you find helpful as well as a link to one of my recent appearances
On WBAL NBC that shows this is a great time to buy a home

As I mentioned – I will customize the pre approval letter to the home you are putting an offer in on and the price you are offering- this gives you the best possible negotiating position … the seller does NOT need to know how much you actually qualify for- just that you are qualified for the offer you are presenting Please feel free to call me with any questions and be safe!
